Applications and screening
Review applications in the order they arrive, compare applicants, and order a background and credit check once the renter authorizes it.
How applications arrive
Renters apply from their matches once they’re a verified match for your vacancy. You can also choose Invite to apply for a verified match. The renter chooses what to share with you (identity, income, credit, contact details) and for how long. An application with no decision expires after 30 days.
Reviewing
Applications lists applications in the order renters applied. Reviewing earlier applicants first is the fair default. Filter by Waiting for you or by vacancy. Each one shows whether the renter meets your criteria.
Open an application to see:
- your criteria results
- Shared with you: verified values only, for as long as the renter shares them. The renter can see that you looked.
- the people on the application. See Co-applicants and guarantors.
Choose Start review to show the renter it’s being reviewed. To weigh applicants, choose Compare applicants side by side and pick 2 to 4. Comparing doesn’t change who goes first.
Ordering screening
- Choose Request screening. The renter must authorize a background and credit check first; PropFit asks them.
- When they authorize it, choose Order screening. It can take up to a minute.
Screening is included in your plan; there’s no charge per report. See Screening and screening packs. If the renter you chose falls through, use the vacancy’s replacement screening.
The result
PropFit shows the result, not the report: Pass: nothing found or Needs review, with each part (credit, criminal records, eviction records, identity, income) marked clear, found or unavailable. You don’t see records, scores or amounts.
