Decisions and notices
What you see when an owner approves, waitlists or doesn’t approve your application, and what an adverse action notice tells you.
You’ll see the owner’s decision on your application under Applications, and we’ll let you know.
The decisions
- Approved: the owner approved your application and will be in touch about the lease.
- Waitlisted: the owner put your application on their waitlist.
- Not approved: the owner didn’t approve your application for this home. This isn’t a judgment about you, and other homes may fit. The decision shows the published criteria the owner based it on.
Notice of adverse action
If a background and credit check informed a decision against you, your application shows a Notice of adverse action. It tells you:
- the criteria the decision was based on
- the name, address and phone number of the screening company
- that the screening company didn’t make the decision and can’t tell you why it was made
- the credit score and key factors, if a score was used
- your right to a free copy of the report if you ask within 60 days, and to dispute anything that’s wrong in it
When criminal history was part of a decision
Where fair chance rules apply, the notice also tells you how many business days you have to give the owner information about the record, like evidence of rehabilitation or that the record is wrong. The owner must consider it and give you a copy of the report and their reasons in writing.
