Plans and billing
How PropFit plans work, what they include, and where to see your usage, card and invoices.
Everything about your plan is in Settings → Billing (the Billing & plan page). Only your organization’s owners and admins can see it.
What a plan includes
Your plan price is all-inclusive:
- Passport verification for every renter, with no charge per renter.
- Screenings up to your plan’s allowance, with no charge per report. See Screening and screening packs.
- Compliance tools on every plan: the criteria check, plain-language explanations, notices and renter rights.
- Team seats are never charged.
PropFit never bills per renter, per match, per link view or per screening report.
The plans
There are three plans. Current prices are on the Plans card on the Billing page.
- Starter: a flat monthly price for a small number of active doors.
- Pro: priced per active door each month, with a monthly minimum. No door limit, and it adds portfolio analytics and the API.
- Portfolio: priced per active door, billed yearly. It includes the member exchange where it’s available.
Each plan also lists its success fee, which applies only to leases PropFit recovers or refers. See The success fee.
What counts as an active door
A home counts once in a month if it had a published vacancy at any point in that month. The Plan card shows your active doors live right now, verification invites this month and team members, and warns you as you get near a limit.
Choosing or changing a plan
- Go to Settings → Billing and choose Choose your plan (or Subscribe on a plan card).
- PropFit recommends a plan from this month’s active doors and shows about what it would cost.
- Pay through Stripe Checkout. Your plan starts the day you subscribe. Your homes, renters, criteria and history all stay as they are.
To move to another plan, choose Switch to …: see today’s cost on its card. Before you confirm, PropFit shows what you’ll pay today, or the credit you’ll get toward your next invoices. The change starts right away and your card on file is charged.
Changes show on the Billing page once Stripe confirms them, usually within seconds. Stripe emails your receipt. If you leave Checkout before finishing, Billing offers Continue checkout.
Card, invoices and billing email
The Card and subscription card shows your card, subscription and renewal date. Use Add a card, Update card or Manage billing (Stripe’s billing portal). You can set a separate billing email there too. Payments are processed by Stripe; PropFit never stores card details.
The Invoices table lists each invoice with its status and a View link to the invoice on Stripe.
If a payment fails
Stripe retries the payment, and Billing tells you a payment didn’t go through. If it still hasn’t been paid after 14 days, billing lapses: new vacancies can’t be published, and new invites and screening orders stop. Live listings, renter decisions and notices keep working.
During a pilot
Some organizations start on a pilot. During the pilot you aren’t charged. Billing shows what each month would have cost on a paid plan, as an estimate, and Your pilot so far shows alternatives offered, leases recorded and recovered leases. PropFit agrees your plan with you before the pilot ends.
